Des Plaines Epoxy Flooring is an epoxy flooring and concrete coating company based in Des Plaines, IL, with more than 20 years of experience preparing and finishing concrete floors. We coat garages and basements for homeowners, and we install decorative, commercial and industrial floors for businesses ranging from small shops to freight and food facilities.
What we have learned in that time is simple to say and harder to practice: a coating is only as good as the slab underneath it and the honesty of the quote that sold it. Most failed floors we are called to fix were rolled onto unprepared concrete, coated over moisture nobody measured, or sold as something a coating cannot be. We built our way of working around avoiding those three mistakes.
This is a river town with a lot of basements, many detached garages and a busy freight and industrial edge along the airport. Each of those floors asks something different of a coating, and the practices below are how we answer.
Our Approach

We open every slab mechanically, with a diamond grinder or a shot blaster, because an acid etch does not give a coating a surface it can truly hold. Before a price is final, the slab gets a moisture test, and we map its cracks, spalls and old finishes so we can tell you when it needs repair, or even replacement, before it is worth coating. Our written proposals name the product line, the number of coats and the finished thickness, and we go through the warranty’s exclusions before you sign, starting with moisture.
We are just as clear that a floor coating is not waterproofing, flood protection or radon mitigation, and we will not sell it as any of them. When a basement has taken river or sewer water, the drain, the valve and the drying come first. We schedule by slab temperature and dew point rather than the calendar, check each town’s contractor registration and ask the Building Division about permits before the job, and keep our product choices inside Illinois VOC limits. On larger home projects you get a written contract and the state’s consumer-rights pamphlet before any grinding begins.
What We Do
Our work covers epoxy garage floors, flake and metallic epoxy floors, polyaspartic coatings, basement floor epoxy, polished concrete, concrete grinding and floor repair, and commercial, industrial, ESD and commercial kitchen flooring. Whether the floor is a single detached garage or a warehouse that cannot stop running, we would be glad to look at it, test it and give you a free, written estimate.
